Owner’s Pay Portal

We now offer online bill payment for our owner’s convenience.  Use your checking account to transfer funds. There is a modest 1% service fee. You can also choose to pay by credit card for a 3.5% convenience fee. Please enter your bill amount in the field and the service fee will be calculated for you. You will receive an automatic generic email sent to you to confirm your payment has been received.

Our office will be notified and we will verify the amount for your invoice. Please make sure you put your property address on the page along with your name or company name.

Property Management

Southern Management Rentals prides themselves for working closely with all owners to provide a professional and quality attention to their investments. We specialize in residential, single family homes, condos, commercial properties and HOA’s. Rest assured when you work with Southern Management Rentals, we have a committed team of professional licensed agents & realtors showing your property.

We handle all aspects that take valuable time away from owners, including but not limited to: handling all aspects of the leasing rentals units, collecting rents, maintenance services and recommendations, lease enforcement, eviction process, representation in court, bill payment for the property; whether the tenant or owner pays, you decide. We handle registering your rental property with the Township, Borough and School District as required and we handle municipalities yearly inspections if required. Copies of all reports will be provided to you, the property owner.

Property Maintenance

Southern Management Rentals has a dedicated department that handles all upkeep and maintenance of your investment. We have a long list of valuable employees and contractors who are skilled in their fields who will analyze, recommend and do the diligent preventative care it requires to keep a property in it’s best shape.

Should you, the property owner already have a list of preferred contractors or would want to handle all maintenance repairs yourself, please notify the office and  Southern Management Rentals will be flexible in how you would like us to handle the maintenance of your property.

A huge benefit with working with Southern Management Rentals is we do NOT charge owners while their unit is vacant.

Tenant Placement & Marketing

Southern Management Rentals has a thorough screening process to match a compatible and responsible tenant to your unit. We cover criminal background checks, pull credit reports and ask for referrals when possible. We look to filling vacancies timely, we schedule tours of the property, execute the lease on behalf of the property owner and collect security deposits and first months rent.

Our lease agreements are typically one-year time period, renewable on a month-to-month basis or yearly renewal as required.

Advertising is free of charge to all owners; we use the best marketing methods available so that the widest audience is reached. We currently use: Zillow, Truila, Yahoo, Hotpads, Craigslist and MyNewPlace plus much more.
